All Tender submissions must be delivered in one clear document by means of a hardcopy which is
printed and bound as well as a digital copy. No provisions will be accepted for Tender submissions
after the deadline for submissions date listed above.
1.0 Introduction
1.1 Project Objective
The aim of this tender pack documentation is to seek for an ideal offer from a contractor/builder
who will provide satisfactory products and services for the construction of aircraft hangar. Design
drawings and detailed specifications have been included. In addition, the building steps of major
work tasks, cost management, risk control, quality assurance based on design and drawing
understanding are required for tender submission.
1.2 Project Background
The design company, Ciao Australia, is seeking tenders for the construction and associate
works for A380 and Boeing 747 aircraft hangar in Perth. The aircraft hangar has a dimension
of 85x85m and also includes a 10x85m five levels office. The ability of achieving the
requirements of Ciao Australia company is the most important indicator.
1.3 Scope of Works
The following activities are included in Scope of Works that need to be delivered for the successful
completion of the project:
 Draw a detailed design of the aircraft hangar structure, which includes hangar frame, office
and workshop building and other key structural elements.
 Identify the optimum specification of each structural member abides by the client’s
requirements and Australian Standards AS4100.
 Calculate the design actions (dead load, live load, imposed load, wind load, etc) follows the
client’s brief and Australian Standards AS1170.
 Work out transportation plan, construction programs and fabrication details of structural
members.
 Prepare a cost detail for the construction of the hangar, offices, and workshops and generate
a cash flow diagram.
 Offer a feasible management plan which comprises of quality, risk, environmental, and safety
during construction process.
The drawings package needs to include the following details:

 A general view of roof, sections, and elevations.
 Specifications of critical structural elements.
 Connection details
The proposed contract type is lump sum (fixed price) contract. The price submitted in the
tender is required for all the A380 aircraft hangar associated works and also works are
specified in the specification (See Tender Package 4.0). The final lodgement date of tenders
is 23/12/2019 Monday 4pm.
2.0 Design Specifications
Contained in this section is the analysis of the detailed design for all sections and structural members
used to construct the aircraft hanger and adjacent office workspace building. The specifications
should be viewed in conjunction with the design drawings supplied in Appendix A for a visual and
more detailed understanding of the proposed design.
2.1 Design Breakdown
2.1.1 Perimeter Columns
As the clear span of the aircraft hanger is long being 85m, the perimeter columns were designed to
withstand the large deflections produced and the critical moments between the connection between
the truss system and the column. The columns were designed to be 900WB 257 welded beams to
withstand these forces. As no welding is allowed on site, pre-welded sections were decided in 10m
sections as there was a limit on how large a section could be transported to site, with most flatbed
trailers being maximum 12m in length.
2.1.2 Roof Truss System
A portal frame was adopted for the roof structure incorporating a Warren Truss design to disperse
the tensile forces present in the self-weight of the roof and the steel cladding used for protection.
From the addition of the self-weight of the roof structure, the steel cladding used, the services load,
and the 50kN load required for the gantry system, the bottom and top truss chords were designed to
use 360UB 44.7 universal beams and the internal truss members were 150*9 SHS, both bolted
together using 3-M12 bolts.

2.1.3 Purlin
The purlin members were designed and chosen to provide location to adhere steel roof and wall
cladding to use as safety for property and weather protection. According to the clients brief, the
purlin was required to be distributed with 2m spacing across the roof structure, and were required to
satisfactory take the dead load of the roof cladding. It was determined to choose a purlin size of LSZ20019 to withstand the 0.83kPa wind load calculated.
2.1.4 Bracing System
Bracing has been positioned across the entire structure to assist in the reduction of lateral loading
and tension loading effects. Bracing has been positioned across the wall area to limit sway from the
11 portal frames, and inside the roof structure to limit lateral loading deflection. The bracing element
that was chosen for the design was 125*8 EA.
2.1.5 Office Space
The office space building attached and adjacent to the main hanger area was designed to be stable
and rigid to assist in the stability of the large span hanger area. The perimeter columns around the
office space were identical to the perimeter columns previously described. The floor beams that
were used on each of the 4 levels were designed to be 200UB 18.2 universal beams.
2.1.6 Bolts
Due to the constraint in the project brief that welding cannot be conducted whilst on site, and the
limitation in transporting large pre-connected structures to site, the decision to utilise bolts as
apposed with welding was preferred. 3-M12 bolts were used in the connection between truss
elements and truss chords, 4-M16 bolts were required in the connection between the welded
columns and truss chords members, as bending moment and shear were greatest, and 2-M12 bolts
were used in the connection between the office floor beams and the welded beams perimeter
members.
2.2 Load Path
The loading path of the final structural design begins with the loading being exerted into the steel
corrugated roof sheeting, which is then evenly distributed to the 2m spaced roof purlins. Each purlin
transfers the loading to each truss section whereby the internal truss members compress along the
span with the top and bottom chord also holding significant loading. Once then loading has traversed
to the edge of the roof section, the 900WB steel columns on the left-hand side take the loading to

the ground level whilst transferring some of the loading into the 10m spaced wall bracing. On the
workshop side of the building, the load is then transferred to the internal columns as well as the
boxed design office structure. As the loading transfers downwards along the internal steel columns,
loading is taken by each office floors steel beams across the 10m span and to the outermost
columns, which then take the loading to the ground similar to the left-hand side.
3.0 Conditions to Tender – Form of Contract
This section defines and deliberates the following definitions to make aware of contractual
obligations as the proposed tendered contractor. The following definitions shall apply when
discussing the tender obligations.
- Principal and/or Client are the party that distribute invitations to treat and receive and
analyse submitted tenders.
- Tenderer is company and/or individual that has responded to the invitation to treat and
engaged with communication for the intention to carry out all works outlined by the
principal if successful in yielding the tender contract. This includes any subcontractors
assigned by the tenderer to carry out any aspect of the tender agreement, including but not
limited to legal representatives and subcontractors.
- Works is the complete detailed work packages required by the Principal to be successfully be
carried out and completed by the Tenderer under the tender contract including but not
limited to variations of contract approved by CIAO Pty. Ltd.
- Site is the area in which the works will be carried out.
- Shall depicts obligation and/or compulsion in any directive given by the Principal.
- May depicts non-obligatory and/or optional in any directive given by the Principal.
Subcontractors
Winning tenders who engage with subcontractors who are approached to become novated
contractors and complete any works under the tender contract shall provide to the Principal each
novated subcontractor personal company details; such as and not limited to their company name,
address of work, any construction licenses, ABN’s, past works associated with, and the extent of the
works that the tenderer requires by the novated subcontractor.
